Types of Repairs We Handle

Roof repair covers a wide range of work, and not all of it is obvious from the ground. Here is what we see most often and how we address each one.

 

Shingle Replacement

Wind lifts shingles. Hail cracks them. Tree branches scrape them loose. When individual shingles are damaged or missing, water has a direct path to the decking underneath. We remove the damaged shingles, inspect the underlayment and decking for moisture damage, and install new shingles in their place. On older roofs, the color will not be an exact match -- that is cosmetic, not structural. The repair will be watertight.

 

Flashing Repair

Flashing is the metal that seals the joints where your roof meets a wall, a chimney, a vent pipe, or a skylight. When flashing separates, corrodes, or was never installed correctly in the first place, water gets behind it and into your home. Most of the leaks we investigate trace back to a flashing failure, not a shingle failure. We remove the failed flashing, dry and inspect the substrate, and install new flashing with proper sealant.

 

Sealing Exposed Nail Heads

Every roof has hundreds of nail penetrations. When shingles shift or when the original installer missed a nail placement, those nail heads become exposed to the weather. Each one is a potential leak point. We locate and seal every exposed nail head with roofing sealant as part of our repair work. This is one of those small fixes that most companies skip because it takes time and does not generate a big line item on an invoice.

 

Leak Investigation

A water stain on your ceiling does not tell you where the leak is. Water enters the roof at one point and can travel along rafters, decking, and sheathing for several feet before it drips into your living space. We trace leaks from the outside in, checking every penetration point, valley, and transition on your roof. When we find the entry point, we photograph it, explain the cause, and give you a straight repair price.

 

Rotten Roof Decking Repair

When water gets past your shingles or flashing, it soaks into the wooden decking underneath. Over time, trapped moisture turns solid plywood or OSB into a soft, rotting sponge. You cannot just nail new shingles over rotted wood and hope for the best. We locate the compromised areas, strip back the materials, cut out the damaged decking, and install fresh, structurally sound wood. Then we fix the leak that caused the rot, ensuring your roof has a solid foundation.

 

Rotten Exterior Wood Repair

Water flowing off your roof often damages the fascia, soffits, and exterior trim along your roofline. Overflowing gutters or edge leaks turn solid wood into a soft, rotted mess. We do not just scrape and paint over the damage. We cut out the rotted sections completely, install fresh, solid wood, and seal it properly. Most importantly, we track down and resolve the original roofing or drainage issue that caused the rot in the first place. <

Resealing a single cracked pipe boot typically costs just a few hundred dollars. Left alone, it lets water into your decking for months. Be careful with that. We will inspect your roof for storm damage, document everything we find, and give you an honest evaluation. If the damage warrants a claim, we will provide detailed photos and a written assessment you can submit to your insurer. We will answer their adjuster's questions and stand behind our findings. What we will not do is guarantee you a new roof through insurance. That is fraud. Some contractors inflate damage reports or manufacture damage to push claims through. We have seen it. We will not do it. If your roof has hail hits on three shingles and is otherwise sound, we will tell you that -- even if it means the repair is $300 instead of a $30,000 replacement. If you have legitimate widespread storm damage, we will tell you that too, and we will help you every step of the way. But the starting point is always an honest assessment, not a sales pitch.

When Repair Is Not Enough

Sometimes a repair call turns into a bigger conversation. If we get on your roof and find that the decking is soft in multiple areas, the shingles show severe deterioration across the entire surface, or the flashing failures are systemic rather than isolated, we will tell you. For roofs that are past the point of repair, a full replacement is the honest recommendation. We will never push you toward a bigger job than you need. But we will always tell you the truth about what we find up there.

We get on the roof and work the problem from the outside in. Most leaks originate at penetrations -- pipe boots, flashing around chimneys, exhaust vents, or satellite dish mounts. We check every penetration, every valley, and every transition point. Water travels along rafters and decking before it drips into your living space, so the stain on your ceiling is almost never directly below the actual entry point. That is why driveway diagnoses do not work.
Yes, in most cases. If the surrounding shingles still have structural integrity and the decking underneath is solid, we can replace individual shingles or small sections without touching the rest. The color match will not be perfect on a weathered roof, but the repair will be watertight and functional. We will always tell you if a spot repair makes sense or if the damage has spread too far for a patch to hold. *Note that when new shingles are installed, although the color will be matched as closely as possible, there is usually a noticeable difference between the new and the existing shingles.

What we will not do is guarantee you a new roof through insurance -- that is fraud, and we do not operate that way.
