When Replacement Is the Only Answer

Not every aging roof needs to be replaced. Many can be repaired or maintained. But certain conditions make replacement the only responsible recommendation. Here is what we look for when we assess your roof:
  • Advanced deterioration: When shingles have lost a significant portion of their protective granules, they are too far gone for repairs to restore. The underlying asphalt is exposed and deteriorating.
  • Brittle shingles that crack when lifted: We perform a bend test on your shingles. If adjacent shingles crack or break when we lift one, the material has lost its flexibility permanently and cannot be restored.
  • Widespread curling or buckling: When shingles are curling at the edges or buckling across large sections of the roof, the underlayment is often compromised as well.
  • Multiple active leak points: A single leak can often be repaired. But when water is getting in at several locations, the system as a whole has failed.
  • Structural deck damage: If the plywood decking beneath the shingles has rotted or warped, patching shingles on top solves nothing. The entire system needs to come off so the deck can be addressed.

Our Full Tear-Off Process

We do not layer new shingles over old ones. Every Reborn Roofing replacement starts with a complete tear-off down to the deck. This lets us inspect the plywood, replace any damaged sections, and install a clean system from the ground up. Here is how the process works:
  • Complete removal of all existing shingles, underlayment, and flashing
  • Full deck inspection -- any rotted or damaged plywood is replaced before anything goes back on
  • Installation of high-quality synthetic underlayment for a secondary moisture barrier
  • New drip edge, step flashing, and valley flashing installed to manufacturer specifications
  • New flashing around chimneys and a chimney water flow evaluation to determine if a cricket is required to prevent debris and water back-up behind it.
  • Shingle installation with proper offset, nailing pattern, and ridge ventilation
  • Final walkthrough and cleanup -- we magnetic-sweep your yard for stray nails and leave the property clean
