After inspecting thousands of roofs across the Memphis metro from Collierville and Germantown to Bartlett, Cordova, and East Memphis Reborn Roofing LLC has identified the issues that show up most frequently during professional roof assessments. The number one problem is exposed, unsealed nail heads on pipe boot flashings, dormer window flashings, and step flashings. These penetration points are supposed to be sealed with caulk, but over time that sealant degrades from UV exposure and thermal cycling or was never applied during the original installation. Water slowly works its way under those nail heads and into your home. The second most common issue is debris accumulation leaves and pine straw that sit in valleys, trap moisture, and gradually degrade the asphalt shingles underneath. Third is granular loss from UV radiation, which accelerates significantly after year 8 to 10 on most asphalt shingle roofing systems in the Mid-South climate. All three issues are identifiable during a professional on-roof inspection and addressable before they lead to expensive emergency roof repair or premature replacement.
